This is a weird area puzzle. I don't know what min area is.

The naive trackless minimum is 39. I convinced myself it's impossible, but I didn't prove it rigorously. And 40 is achieved, hooray !

But ! Putting the wheels on tracks brings the naive min to 34.
Obviously, 34 to 36 is impossible. Obviously ?
Which leaves the 37 to 39 range free. I don't believe in it, as I haven't found any tracky layout under 42 area, but it's there.
